The Community

What's coming to Corkscrew Road

Kingston is Cameratta Companies' new master-planned community off Corkscrew Road in Estero, about ten miles east of I-75 near Verdana Village — part of Worthington Realty's Southwest Florida new-construction coverage. Groundbreaking was November 13, 2025; model homes are under construction now, with a public grand opening set for October 17, 2026. One section, developed by Neal Communities, is already in VIP pre-launch — which is exactly why registering early matters.

Five builders are shaping five distinct neighborhoods within Kingston: Pulte Homes, Lennar, Neal Communities, Kolter Homes, and Taylor Morrison under its Esplanade at Kingston brand. Home sizes across the community span roughly 1,285 to 4,591 square feet, from villas to larger single-family plans, with Neal Communities' section starting from the $400s and Lennar's Kingston South section starting from the $340s. Pricing for the other builders is expected to be released at the October grand opening.

Anchoring it all is a 25-acre amenity campus shared across the community, plus a private amenity center exclusive to Esplanade residents.

Why Register First

The builder's sales rep works for the builder. I work for you.

Before he was on your side of the table

Brian spent 10+ years as both a sales rep and a sales manager for Southwest Florida's largest new-home builder — running model centers, training sales teams, and structuring pricing and incentives from the inside. That's the same playbook you'll see at every builder's sales office at Kingston. Now it works for you instead of them.

Compare, don't guess

I help you weigh all five builders' pricing, plans, and incentives against your budget — before you fall for the first model home you tour.

Local, on the ground

I'm a Fort Myers-based broker who works Lee and Collier County new construction and resale every day, including the Corkscrew corridor.

Usually no cost to you

Builders typically pay the buyer's agent commission, the same as they'd pay for walk-in traffic — but only if you're registered with your agent before your first visit.

Broker co-op and registration policies are set individually by each builder and can change. This page is general information, not a guarantee of commission structure — I'll confirm the current policy for whichever builder you're interested in before you visit.
